買房子出問題，要打官司，緊急求助！謝謝！

我們6月底買了一處尚未建的新房，根據當時劃的地基線，看見有一個大的電組箱已經建在我們LOT和隔壁LOT間。和建商口頭COMFIRM了兩次，都說這個大箱子是在隔壁的LOT上，所以我們就簽了合同。我們蠢的是沒有把這個要求落在書麵上，且還簽了一個書麵說明說知道供電公司可以建大箱子在我們LOT上，建商是無法控製的（當時我們想大箱子已經建在那裏了，應該不會再建了）。可是前兩天房子開始建了，根據實際打出來的地基，我們發現這個大箱子完全在我們的LOT上，他們也不承認他們說過箱子不在我們LOT上的話了。他們現在隻願意做些遮掩，不願意多做其他。我們打算和他們打官司，想請問一下，如果打這樣的官司，除了已經交了的定金（要求交10%，我們現在隻交了3%），我們最多的損失會是多少？應該如何打這樣的官司？我們在VA北部，請大家推薦律師。謝謝！
