I don't think she has any chance -- and I don't think she should have a chance either. We are just seeing another naive person, off from very beginning, then got stuck.

The landlord did exactly the right thing -- reject the demand as he just wants to reject, then the potential buyer walks away from further purchase -- the deal is gone, so the seller keeps the deposit, just that simple. And he said exactly right: only court order can force him return the deposit. From now on, he should not take any calls from this buyer, and just wait for any possible legal action -- and practically I don't think this lady has a case, or any chance to win the case. Of course she can keep trying, I also suggested her hire and fire and hire lawyers.
