It is harder than you think

Once you let somebody live in your house without a written agreement, your relationship can be consider as invitee rather than tenant. In some states, this can be very difficult to deal with. You will have hard time to let him go away.

For example, Hotel and Guests are not landlord tenant relationship. Hotel can access the guest room any time with or without notice. (Landlord can not.) If you are bored, read hotel check in sheets that you signed. It is very interesting.

Friends visit for few days and live in your house is different as well.

You need look into the local laws. You might be in more trouble than you think you are.

Here is a story: Unrelated...

My buddy has his GF move in with him. I told him to ask her sign a lease agreement with him for $1 a month, month by month. Guess what 2.5 years later when they break up, she can not claim anything from him because they are landlord and tenant. (Law did not say landlord can not sleep with tenant.)
