They have to pay:
Ad for the new tenant;
Whatever the months rents you can’t rent your house out.
The cleaning expense - if you hire a cleaning company to clean up the house. (be sure keep the bill)
The damage.
If go to court, the court fee.
If you want give them a break for any reasons.
You can do:
Take the one month deposit, let them walk away.
Or talk to them and ask them offer some coverage – for example: ad fee + one more month rent .
