LLC or S-Coporation?

I am planning to open a small company but could not decide what type I should to choose: LLC or S-Coporation. I do not have clear information about the filling fee, annual fee, and double taxtation or the similar 1.5% property tax replacement. also except things I just mentioned, are there other conditions I should think about? Anyone has such information? please help. Thanks
