Most time, the seller's agent just put the house info on local MLS. It is reaklly not the realor's job to help you to repair hose or do something else. You can read the contract to see what the realtor agree to do and what is your work.

You need to ask the agent to send you weekly update to see the local market update and to see why your house not sell. Remember that the realtor doesnot buy your home. Just help you to put it on market. All realtors in local area would help you to sell. Most time, if other house sold and your not. It is over priced.

The best way to seller is a good realtor who know how to price and do some fixup.

If you ask for discount, most realtor just put it on mls. It is the agreement required.

All contract need to have a termination date. If you terminate early, you still need to pay fees.
