You can't stop the contract. If you sale the house by youself, you still have to pay the broker fee. If you have a buyer, and you don't want to pay the fee, you have to wait to jan, 09.

Next time, don't sign 6 month contract, and add some thing like $2,000 additional if sale in two months.
