I think you can check city codes on rental properties first. Maybe she is right that your apartment does not meet city regulation. If that's true, ask her move out immediately, if she agree, give back all the rent. It's much better to have her out of your house now. If she refused to move, report to city yourself and have her removed if possible on the ground that the apartment is uninhabitbal. I don't think she will get more by suing. Good luck
