To me, "No Lease" somehow = "monthly lease" or short term lease. That says you can ask the renter to move out in a short notice.

Some renters will like to have 1-year lease because they will be protected by a fixed rental. But some would prefer short term lease because they prefer flexible-termination.

In your case, I guess you want short term lease. So should go find a similar intention renter.
