2)Modern statutes require the landlord to use good faith to mitigate by subleting. What is good faith obviously is fact oriented explanation from the court so that unless you can prove his bad faith with predonderance of evidence, you can not win.

how to define good faith? Is it good faith to increase rent to unreasonable price to make it not marketable? 甚至在別的人問房東這裏有沒有房子的時候,他根本就不告訴他們我這個房子有空位。那樣的話,我的房子我推薦的客人,覺得價格離譜不要了,外麵來的客人根本得不到出租的信息,房子根本就租不出去。而我打電話過去,房東就呼弄我說房子可以租出去的,沒有問題,你就不需要再攙和了。如果我被他這麽懵下去, 不主動去找下家,就要一直付房租下去,自己還蒙在骨裏,完全掉在陷阱裏麵了. 我想這樣的問題很多華人都會遇到. 不知道別人是如何處理的?
