incidents and pray that you will never need to use them. Don't sign any paper regarding this with your landlord now. If your kids are damaged somehow, you can sue when the damage shown. (I heard of a case. A guy was in a car accident. He sued the driver and get compensation $300K from insurance company for brain damage. His argument is that he should be able to go to top colleges/graduate programs, but now, because of the accident, he could only go to a worse school.)

Again, hope you never need to use it.
