In real estate transaction, keep everything in writing

You need to read the lease very carefully. When the landlord complain you open window and loss energy, did he write you a letter? Do you have evidence to show he termiate your air condition/Heating supply. You may consult a attorney. In most case, terminate heating may cause the property un-livable. that is a reason you may sue the landlord for breaking the lease. You may need to see is the lease have clause to not allow open window during day time.

He evict you based on you made phone call. It may not a reason in court. Usually he may evict you if you do not pay rent, damage property and break lease.

If the lease ask you have tenant insurance (required not recommend on lease) and you do not have it, you already violate lease.
