apt,I appreciate you help so much,one more question

他現在通過broker來賣，而且已經和另外一個買家under agreement,如果我去告他，勝算是多少呀，如果真能贏，我寧願去sue他，去爭這口氣。萬分感謝！！我已給他付了2個月的房租，他卻背著我偷偷和別人洽談，哎。
