Call your state attorney general office and tell them you need a "Notice to Vacate", they should give you the phone # of the office you can get the letter. You may not need the signature of the renters and you may need the signature of the witness. Once you deliver the letter to the renters the will have around 10 days to move out., otherwise they could be arrested. It depends where you are, your state's procedure could be different. This is how it works in AR.
