The best way is talk to him and let him know you know the law. Also, you are willing to cover the loss of expense - the ad fee.

The rent dispute would not be the duty for police, but fight would be. Be sure not to have any body contact with anyone. Any threaten or possible threaten can call police for help – include move your staff. Let him know you will call police if anything happens.

Even I didn’t like the NY law - this law was written totally for tenant. Landlord has no rights to through the tenants out unless he got court order (for more than six months). The second landlord even has no any rights. But why people did that, it is NY – too expensive to live.
