NOTE - I am not a lawyer, this is based on my past experience.
Terminating lease in advance should ALWAYS be requested in writing! With your situation, all the proofs you listed are helping the landlord, not you - because these proofs just show that the landlord only agreed to put the house on the market to find replacement tenant, not agreeing to waive your last months rent. Many rental contract says that if tenant leaves early, the tenant is responsible for finding replacement (pending approval by the landlord), otherwise the tenant has to pay all the rest of the rent.
If you have had written a letter to formally request landlords approval for moving out early and not pay the last month's rent, and the landlord replies in writing with his approval, then you have a case.
I suggest you to just pay the last month's rent and have the landlord give you a written closure to end your contract relationship, and leave.
