If this is in US, what you described looks strange to say the least. Normally you hu*****and can sign the purchase contract only when you are not available and give him the power of attorney. You can talk to you hu*****and in plain language. When this still doesn't solve the problem, you can seek legal actions. Basically your hu*****and is talking the advantage of you. You will have no legal rights of the property unless your name appears on the dead.
