1. 6% commission fee is paid by seller, not you. If you want piece of it, think it as a bonus not a piece you should have.
2. Since seller has an agent, seller shouldn't negotiate price directly with you, not through the agent. Seller must signed a contract with the agent, he void the contract by doing this.
3. We all know that real estate game here is not fair to either seller or buyer. But there is nothing you can do about it. Just play the game as it is and get the best you can.
4. If you really want a piece of the 6% commission, you can find an agent and ask him to give you 1.5% closing help back to you. This way, both of you get benefit. Since he got the commission, he must represent your interest.
5. Buying a house is not just about price, there are lots of things need to be taken care of. To prevent bad things from happening (anything can happen, expecially for people who don't have any experience), get an agent is not a bad idea.
