棘手難題，肯請幫助

各位前輩， 正在買房中， 查title時， 發現title在hu*****and and wife 名下， 雖然二人以離婚。我們的律師向賣方要求提供進一步證據表明property settled.賣方提供了statement from Hu*****ands attorney.我們的律師看完後， 說我們good to go.


各位前輩，February 1st 就要closing, 請問is it too risky to sign the closing contract? What should I do?
