In most lease agreement. You need to do is wirte a notice to the landlord. If the landlord do not repair in a reasonable time or the landlord does not have ability to repair (he/she may not able to pay) you may terminate the lease and move out. You cabn ask the landlord pay back the rental for the rest of days you paid.
