你去驅逐的起訴書，應該這麽寫

（1）lease provides that tenant shall perform A, or shall not perform B, at section XX subsection YY

(2）  Tenant failed to perform A, or tenant performed B without permission in violation of the lease provision.

(3)  therefore I request eviction.

轉租允許不允許，可不可以進行驅逐，完全要看你能否找到租約裏麵section XX subsection YY的條文。法律不是憑空說話，這個邏輯在兩千年前的漢朝，一千年前的唐宋，五百年前的英吉利，和現在的美利堅，都是一樣的。

至於不交房租驅逐，你得等到他不交再按程序走。你不能遷就他一年，現在有反悔以往的遷就。這個在法庭上是走不通的。
