新手遇到難題--租客不同意解除租約

出租房，發生漏水。現在已經出現黴菌。住客說，他們有免疫係統問題。我們希望解除合約。他們不同意。我該如何處理？我擔心後麵可能有更大的坑！先謝謝各位前輩指點。
