It depends on what stage are you in and what's written in your contract. If the deal is already closed, then you can do nothing. If not yet,and you have signed the contract, then go back and read your contract very carefully. It will state what will happen in case of bleach of the contract. Usually you will lose your earnest money. The seller might have the right to sue you(If so, then it will be written in the contract), though I doubt if he will do so, especially when he can sell the house to other people easily. But all these are based on it is a fair deal, and the seller did not cheat. If you think you are cheated, you and your agent can argue with the seller. If you have strong evidence to show that the seller is cheating, you can even get back your earnest money.
