請教高人：給Tenant的lead disclosure必須是單獨的嗎？還是可以包含在lease裏麵？

如果房東和租客因為疏忽，沒有簽分開的lead paint disclosure和沒有給那個booklet，會有問題嗎？

租房lease裏麵有下麵一段，但是大家都沒有initial就直接在lease的最後簽字了，如果租客sue房東，房東會有trouble嗎？

好像必須是在簽lease之前簽lead paint disclosure是不是？

Lead Warning Statement
Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, OWNERS must disclose the presence of known lead-based paint and/or lead-based paint hazards in the dwelling. RESIDENTS must also receive a federally approved pamphlet on lead poisoning prevention.

OWNER/AGENT DISCLOSURE (initial)
沒有initial這裏________Owner's initials mean Owner has no knowledge of lead-based paint and/or lead-based paint hazards in the premises, or

也沒有initial_________ See Attached. (A seperate form is attached disclosing OWNER's information)

RENTER's Acknowledgment (initial)
租客沒有initial這裏 ________ RENTER's initial (on left) indicate that RENTER has received a copy of "Protect your Family From Lead in Your Home", and that RENTER shall notify OWNER promptly in writing of any deterioration and/or peeling paint.
