老貓， follow up question on your previouls advice

有關以前問題見above。我們根據老貓建議， 簽了month to month lease (thanks much we did that).  同時又請了花了2000刀請roofer tuckpioint the chimney, Add new chimney cap and new flashing. 租客說還漏水.  Roofer came and did the water test and the conclusion is no leak from roof. They suggest us to do the bathroom water test. 廁所 water test 發現隻要把水澆到廁所地麵， 下麵就直接漏水.   我把情況告訴租客， 建議她洗澡時不要讓水濺出到浴池外麵的地麵。 她堅決要求upgrade 廁所解決問題. she also suggested her frield to me who can do everything (add the ceiling to the basement back, and upgrade and water proof bathroom etc) with a couple of thousand dollars. I did not agree。Then, 上個月租金late了16天. 這個月要求用押金頂租金。 現在3個問題
1. 現在通往地下室的天花板依然沒有..看起來實在不好看。 但我希望徹底解決漏水問題後再加上。 否則加了百搭不說還掩蓋問題.  還有廁所地麵不隔水。如果租客洗澡時水灑出來，還是會漏水 請問租客可以用這些理由不支付租金嗎？

2. 如果租客依然不支付租金. 我應該如何趕人.  same as regular lease, 5 day notice, then file to court, 我有她信用報告 (from over 2 years ago) 和身份證明 (she does not have driver license。 但沒有她工作信息。她以前都是一次支付一年的租金 in check. she used to own a beauty saloon, but now she is working somehwere else, but i do not know where. I really regret that i did not ask for it before. now she probably won't give it to me

3。 我可以訴訟由於她洗澡時讓大量水灑到地麵...導致樓下天花板掉落？ 但我估計天花板掉落是由於兩個緣故...一個是她沒洗澡時不注意.還有以前估計roof 也有漏水情況. 現在roof 問題我們應該是解決了
