這個lease的§22 Repairs 沒有問題，並不是說房客負責全部的修理（可能是你的理解解釋問題），而是說受“applicable law”的限製，而且也排除了"reasonable wear and tear， damages by unavoidable casualty”。

對方不簽是對方的任性。你可以要求簽字或者搬走。
