法律上欺騙要有misrepresentation的行為

Fraud has two elements:

1.  defendant made misrepresentation, which could be lying, false information, or omission of essential facts.  

In your case, you have to specifically points to certain statements that are untrue, or certain facts that only seller knows  (such as past damages to the house that should have been disclosed to you). 

2.  plaintiff "reasonably" relied on the misrepresentation.  For example,  the seller said the school is good, and actually the school is bad.  You might not get to prove fraud because you should have investigated the school yourself, even if defendant was lying.
