Utility Easement的原理

Utility Easement的原理是，房主需要犧牲一點產權供utility公司埋線，目的是社區作為一個整體受益。這是一個典型的個人利益和集體利益平衡的問題。

Utility easements exist for the good of the community. It is much cheaper and more efficient to run utility lines in straight lines through neighborhoods than it is to run them around individual parcels of land. Easements allow utility companies to keep costs down by significantly reducing the amount of raw materials needed to provide service to the community. With fewer feet of line to maintain, maintenance costs are also significantly lower.

Utility easements don't mean that utility companies can do whatever they want, it just means that they have the right to use the area in a way that is advantageous to the community as a whole.

按照這個思路，你的理由可以說，ATT的線和電力公司的電線離得太近，以後挖埋互相影響，最好ATT的線移到別的地方，這樣他們自己的工人不會被電到，社區也不會因為電線修理而斷掉cable，或者修理cable而斷掉電線。總之是集體利益受到保護，"such modification would benefit the utility company and the community" 這句話要練習熟悉，掛在嘴頭。

不要提你自己個人利益，提了也沒有用。你的房子有utility easement，這個easement已經大於你的個人喜好了。
