capital gains 是投資收益，也是taxable income的一種，隻是區別於ordinary income(通常指工資類，稅率高於capital gain）

國外房地產轉賣產生的Capital gains(net gain)是Passive Category Income的一種，報稅者可以 claim the foreign tax credit and check the Passive category income box on Form 1116.
