A. Are there more than one tenant bothered by that damned dog?
B. Are those tenants willing to support you as withnesses in the court to testify that the dog is really bad-behavior to hinder tenants' daily life.
C. Do you have extra and free time to play game with landlord in the court? Perhaps take long time for you to expect the result.
