請教我媽媽如何賣房子給我

我母親可能計劃回國，她不願意辦理trust和title transfer。房子已經付清，但我沒有那麽多錢一次買下來，所以想按月還她。我們不想找房地產經濟人，請問自己如何辦理？去哪裏辦理？我們住加州！多謝指教！
