這個房客搬進來一個月，第二個月就不付房租了。
姐弟倆人一起簽了租約：姐姐有政府工作，銀行存款（5萬）和一個房產；弟弟夫妻兒女一家四口，沒有收入，領取殘障保險。
簽約後姐姐從來沒有住過一天，也沒有再露過麵。付了一個月房租和押金，第二個月就不付房租了，2月由於支票遺失，造成法庭驅趕失敗。3月重新開始。問題如下：
1，姐姐 2月寫了email 說搬出去了，是不是就沒有責任了？
2，弟弟特意拍了房子拍照拿到法庭說房子有問題，如開關沒有蓋子，牆上油漆不夠厚，院子有垃圾，煙霧檢查器缺少等（是免費律師給他的表格隨便勾的）這些會影響法官判斷嗎？
3，弟弟是殘障人（警察、法官麵前，他就拄著拐杖站立困難；平時一個人搬一塊幹牆板行走自如）是否有特別的租房保護？
4，送檢人把3天通知貼在門上，又郵寄一份，他反抗信上卻寫沒有送到郵寄3天通知。我有貼在門上的照片和郵寄信封照片。 5，月下旬開庭，姐姐不會到場，我應該怎樣要求？所欠房租和水電費用可以把2月跳票，3月加4月一起算嗎？而UD100表上我隻寫了3月房租。
需要找個律師一起去嗎？
