買房遇到問題求教

在德州買自住房貸款未能按期完成，我們要求延期，seller要求我們追加了一些earnest money後同意了，但現在據說由於IRS
係統故障上周五遞出的tax return 到這周五也沒回信（一般為2-3天），如果再不能按期close也許seller會終止合同，現在涉及
到earnest money我有幾個問題：
1、我們誠心買這個房子，怎麽才能說服seller延期呢？他們不同意似乎也沒什麽好處吧。
2、如果真買不成了也不想把earnest money 全給seller,那怎麽做才能split earnest money 呢？
