Maybe contract breachment

If your own lease agreement with the owner prohibits sublease, this would be contract breachment.

If there is no such clause in the agreement, and the owner is a business or the property is managed by a business, you are free to sublease.

If there is no such clause in the agreement and the owner is simply a home owner, then it is difficult to tell. It will largely depend on local laws and cases.
