請教老貓先生和大家

我有一套一居室condo在出租。房客住了3年了。1周前bathroomd的牆上的磁磚因牆縫長期進水導致sheet rock酥鬆。我不得不換牆和茶瓷磚。請問這些費用該我出還是房客出。謝謝先。
