Repairs: tenant must take good care of the leased Premises and all equipment and fixtures contained therein, Tenant is responsible and liable for all repairs, replacement and damages caused by or required as a result of any acts or neglect of Tenant, Occupants invitees or guests. If Tenant fails to make a needed repair or replacepemtn, Landlord may do it and add the expenses to the rent.

怎麽界定什麽是正常的損壞，什麽是不正常？如果冰箱壞了，老房子很多東西很容易壞的話怎麽辦？需要修改或者添加什麽嗎？
