房主改名的問題

A，B 目前還是夫妻，但是不想再過了。共同的財產是一套房子。現在他們想把房子轉到B一個人的名下，當然A能得到他的那部份錢。我現在的問題是，這種從兩個人的名字轉成一個的手續麻煩嗎？費用貴嗎？或者，把房子賣掉，重新再買？哪個合理些？
