無良房東不給還security deposit

office, 租期一年滿後，依約搬出，無損壞，無良希臘房東拖拉不給security deposit back.

打電話不接，留言不回。本想上門堵他，又怕這廝人高馬大。

已經快3個月了。準備去法院告他。如果勝訴，他一定要還security deposit的？ 還是不管,死賴皮？
