請問私人之間貸款用房做抵押，怎麽填trust of deed

從網上下載的short form deed of trust 都有三方：trustor,trustee and beneficiary.
但我們隻有兩方。
A:借錢買房， 用房做抵押，保證按時還錢,應該是 Trustor...
B:借給A錢,如A 不還錢，成為新房主， 是Trustee 還是 Benificiary?
