有個朋友要到美國來買房子，但是不知道有什麽規定。

no special rules. buyer agree to buy and seller agree to sell.

 

 

    她聽說如果房子漲價後要賣掉，漲價的部分全部要交給美國政府。

 

Not really, title company may deduct 30% and real tax is the same as US citizen without deductions. The tax depend on general income or lon term investment. Tax rate may be different.

    請教這是真的嗎？還是要交所的稅？ 大概比率是多少？

 

check 1040 instruction to see tax rate, depend how much your profit in the year and how long you hold the property.
