Here is one example.
In Texas, standard contract provided by state and Realtor association must be used by a licensed real estate broker or lawyer. If sell by owner and no Realtor, lawyer involved, the contract it self may not be enforceable. If no dispute, title company may still acceptable the contract and make it close. But if one side challenge the contact, the existence of binding contract is questionable.
So I suggest you check your contract to see it is enforcable.
