怎樣在加州換房子的產權（從夫妻共有改成一方獨有）？

加州夫妻共有房子，丈夫常年在中國。打算還清貸款，夫妻平分增值，產權改成妻子。

請問應該怎樣操作？

這種轉換應該不是Purchasing，不是gift， 也不是trading 吧？那應該算什麽呢？

可以用BOE-502A表申請轉換產權，但不離婚嗎？

會有稅的問題嗎？
