** carpet can be washed, if it's really dirty, then it need to changed, otherwise, I pay 150 for clearning up the carpet before I move out my 3 BR townhouse for my tenant, and it looks like new
For paint job, it's hard to say, do u have kid and painted wall a lot? If yes, then it could be quite expensive to do the paint job since he definately hire professional help and they're not chinese, so it could be expensive
4,房東能隨便就能破壞房客的信用史嗎?應該法庭的裁決吧?

5,我有權力請房東出示copy of repair cost receipts 嗎?
