請教租房擔保問題

本人有一房出租。有一租客很想租。但她沒工作，有故定收入。她和丈夫分居帶一兒子，丈夫是老板給她錢。
她說可以讓別人擔保如果付不出房租。
問題：
1。是否有法律可擔保房租。
2。如果有，在哪可下載擔保表格。
3。要注意哪些事項。
