since the deposit was returned late, by Law, I can sue for double of the deposit. the landlord agreed that we were not going to pay the painting cost. I still believe it is bogus. $5000 is too much for painting two bedrooms and a few touch up. I am not going to pay the $150 garbage disposal fee either. We have contracted a landscaping company to do the yard work for the whole year. I have kept all the receipt. So the $150 fee for hauling yard waste is baseless. It doesn's hurt to fight. The security deposit is your money anyway. Thanks for the response.
