請教租房押金的問題

$400的security deposit. 房東公司不但一分不退，還要讓補交近$350. 理由如下：

kitchen countertop damaged: $480
extra painting: 160
Carpet Stain: 80

這些項move-out checklist 上到是都寫了， 但是沒寫明需要多少錢，沒想到deposite 全扣完了，還說欠他們350。請問有沒有辦法跟他們argue? 修kitchen countertop 真需要那麽多錢嗎？（隻是單獨的一小塊上燒焦了點）Carpet cleaning and wall painting 要收錢合理嗎？每次出租之前都應該清洗的呀。多謝各位支招。
