跪求:我的房子合同的問題,一定幫忙!!!!

簽了合同買房,交房日,賣方沒有準備好文件.所以,我的律師說,我有兩個選擇,等賣方的文件,或者不買. 如果不買的話,因為是他們有錯,賣放應該還回我的定金.

實話實說,剛剛被LAID OFF,不是特別想買了.就說不買了.

誰知,今天說到我的RELATOR 的電話,她說,賣方的RELATOR 十分氣憤,說一定不會還回我的定金.並且說,他會CLAIM他的COMMISSION, 並且如果房子回到市場,賣價低於我要買的價格,還會起訴我.我的律師因為是第一次遇到這種情況,也不確定是否可以一定拿回定金.但他確定是他們的錯誤在先,因為他們在交房日沒有準備好文件.我的問題是:
