白玉房,房租2700, 房客買了房要走。現在有兩家感興趣,提交了申請。
第一家,老婆social worker, 老公軍人,家庭月收入約8900. 老婆信用560,有六七個collection , 以前的信用卡和auto loan 有很多late payment, 都關了。現在開著的信用卡倒是沒有late payment 老公信用750, credit 幹淨。家裏無娃,兩隻大狗,均50磅以上,兩隻都是某種狗和pit bull 的mix ,說是professionally trained.
現在還沒問老婆為啥這麽多late payments. 心想要是不喜歡就不問了。
第二家,兩個人,男的34, 女的24, 男的年收入13萬 audit manager,女的7萬數據分析師, 男的信用810, 女的740. 兩人不知啥關係,還沒問。無娃無狗,open to longer term.
現在的tenants 幫著show 的房,我問他對哪家印象更好。他說第二家。原話是I prefer second applicant. Looked clean, asked good questions, seemed stable and would take care of home. He was concerned of the chances you wanting the home back after only 1 year. Same concerned I had. To me stable people dont like moving around and may take better care of your property.
當然也不排除tenants 有點biased, 因為第二家和他的搬走時間剛好銜接,他不用出early termination fee. 第一家跟他有半個月的gap.
