出租房裏麵冰箱洗衣機之類的電器在租約裏應該怎麽寫？ 出問題應有誰負責修？

自住房變出租房，裏麵的冰箱，微波爐，洗衣機，烘幹機，爐灶等留在房裏供租客使用，在租約裏應該怎麽寫？出問題應該誰維修？哪位前輩有模板可以分享嗎？ 先謝謝了
