這兩周重貸了兩百萬出來，現金去close兩個deals

一個是上次簽下來的教堂改建的7家庭，一個是上個月簽的兩家庭。今年到目前為止，總共買了32個units。今年要消停一下了，後半年，有機會再買進吧，但是感覺目前市麵上inventory很少。

 

這兩個deals買下來後還是同樣操作，7家庭的那個買下來，漲租，看這些租客跑不跑，跑了就稍微翻新一下招租。不跑的話，就更好了。直接拿新的rent roll找銀行貸款。那個兩家庭，是空的，買下來估計要做下油漆地板。然後招租，重貸。

 

下下周就回國了，目前在賣自己的車子，送孩子的玩具給朋友，美國的東西都帶不走了。十幾年前，來美國的讀書的時候，就帶了兩個箱子，內衣裏縫了一個內包，裝了1000塊美金。現在馬上回國了，挺感歎。當時，以中國人身份F1來美國讀書。現在全家以美國人身份以團聚類Q2簽證回中國。真的是一個循環。從來沒在國內除了校園以外真正生活過。

 

說說我的美國經曆。我在國內讀完本科就來美國讀研究生了。然後畢業當碼工，幹了3年，就當地主了。一邊幹碼工，一邊幹地主，幹了3年，就quit w2了。然後全職地主幹了7年到今天。在美國遙控當地租，幹了4年了，覺得一切理順了。準備回中國遙控。每年可能還是要回紐約一次到兩次，很多時候是銀行重貸，必須我去簽字。找deal，看房，翻新，管理房客，這些基本都能遙控。銀行重貸，比較麻煩，他們很看重當麵簽字。

 

另外，我準備在國內保持我美國的手機號，準備從google fi換到t-mobile，開國際漫遊數據。
